HomeHousing Guide / Share Houses in Tokyo: Cheapest Move-in

Share Houses in Tokyo: Move In for Under ¥100,000

No deposit, no key money, no guarantor, fully furnished.
The lowest barrier to living in Tokyo — and the most popular option for newcomers from abroad.

How cheap is it?

Most share houses charge no deposit, no key money, and no agency fee. Move-in usually costs just a small deposit plus the first month — ¥30,000–100,000 all-in, versus ¥300,000+ for a standard lease. Rooms come furnished with Wi-Fi, and utilities are often bundled into one flat monthly price.

For non-Japanese residents there's another big advantage: share house operators typically don't require a Japanese guarantor, and many have English-speaking staff — two of the hardest hurdles of a standard Japanese lease simply disappear.

Pros
  • Move in from ¥30,000–100,000 total
  • No guarantor; simple screening
  • Furnished, Wi-Fi ready, utilities bundled
  • Built-in community when you know no one yet
Cons
  • Kitchen and bathrooms are usually shared
  • House rules and noise require give-and-take
  • True solitude is hard to come by

Who it suits

Private-room share houses give you your own lockable room with shared lounges — a good middle ground. If full privacy matters most, a furnished studio fits better.
