About This Site

Who runs Doko-Sumu, where our data comes from, and how our estimates are made.

1. Purpose

Doko-Sumu helps you compare rent and livability across Tokyo, Kanagawa, Saitama, and Chiba using public statistics and open data. It is designed for first-time apartment hunters and newcomers to the Tokyo area who are deciding which neighborhood to live in.

Information on this site is compiled from the following public statistics, open data, and our own data.

4. Estimation Methods

• Area average rent: The Housing and Land Survey figures reflect an older survey period and run below the current single-tenant market, so we apply a uniform 1.15x adjustment and label the result as an in-house estimate.
• Per-station rent ranges: Where we have our own measured data for a station, we use it; otherwise ranges are derived from the municipality's average rent (in-house estimate).
• Travel times to major hubs: Estimated from station connections and coordinates as "0.8 min per stop + 1.35 min per km" plus 6 minutes per transfer, based on local trains. Express services are often faster.

5. Update Policy

Statistical data is refreshed roughly once a year as sources are updated; our per-station rent data and hand-written neighborhood profiles are updated on an ongoing basis. Page changes are also reflected in the sitemap's last-modified dates.

We publish analysis built on our combined rent-and-commute dataset in the 2026 Rent vs. Commute Study. Charts and figures are free to reuse with attribution.
